Staging your home is important and many buyers will stay in your home longer if it's staged appropriately.   • Title insurance fees depend on the sales price of the home.
  • Broker's commission is a full-service fee and will cost anywhere between 5% to 7%.
  • Local property transfer tax, county transfer tax, state transfer tax, and state capital gains tax are the charges that you'll pay for the privilege of selling your home. Credit to the buyer of unpaid real estate taxes for the prior or current year are variable and depend on when you close and when your taxes are due.

Home buying is a visual process, how many pictures will I have to promote my home?

The number one draw to a home on the Internet is pictures!  Your home will be promoted with top quality HD pictures.  There will be many pictures professionally taken.  The best 30 will appear on your MLS Promotions.  Your home will also have many pictures on the website and Internet to draw the highest percentage of qualified buyers!

Will I have a Virtual Tour of my home for buyers to see?

Your home will have a Virtual Tour created by a professional Videographer.  This is the same professional that will be taking the still HD pictures! 

Buyers are searching for home first on the Internet, will I have an on-line presence?

Your home will be featured on Zillow, Trulia, Craigs List and appear on hundreds of web sites!  It is estimated that about 80% of all buyers start their home search on line and that is where your home will receive higher exposure that other competitive homes! 

I am looking for an Honest Realtor, will I know the cost up front and have no hidden fees?

You will know the cost of selling your home and have net sheet provided by a highly professional escrow officer.  There will be no hidden fees!

The knowledge, education, experience & history of my Realtor are a major concern, will you share yours?

I began my real estate career after being honorably discharged from the military.  I ran a retail business and entered real estate in 1996.  My first training was a grueling baptism in the Fast Start Program.  I have made a practice of taking a minimum of 2 major classes and seminars every year.  I attended the Mike Ferry Super Star Retreat, an intense week long training in Palm Desert.  I attended a 10 week long Floyd Wickman Sweat Hogs Program.   I am a CDPE which stands for Certified Distress Property Expert.  This CDPE training allows me the knowledge and experience to advise home owners in a distressed property on how to deal with their circumstance and either get a loan modification or attempt a Short Sale.  The idea is to avoid a foreclosure if possible!

Communication is among my top strengths!  You will be able to reach me throughout the day by Cell Phone, Text and Email.  I am aware of the stress that comes with selling a home and the pain of not getting answers.  I will call you more than you call me!

Shoud I leave the home for showings? Add Scent to the home? What's the best way to show?

Buyers really like to see a home without the owner being in the home.  That doesn't mean that you must leave when a buyer is looking.  Some times it is convenient but if not don't worry about it!  If you are having supper or at home for the night allow the showing and don't feel you need to run out!  The most important thing to remember is that every showing is important.  We don't know which buyer will be the one that falls in love with your home.  Don't miss an opportunity. As far as the condition of the home, this is pure common sense.  A great smelling home is advantageous and cleanliness is next to Godliness! 

How will you bring in the best buyer and promote my home to the Realtors that represent them?

Your home will immediately have a sign, lock box and be listed in the MLS.  Your home will even be promoted before hitting the market to create a buzz.  The first 10 days on the market are the strongest and we will hit the ground running.  Your home will be listed on www.TonyLewis.com with pictures, virtual tour and glamorous description.  Your home will automatically be assigned to a marketing program that will promote your home to the real estate community in all of Southern California.  I will personally promote your home to hundreds of Realtors via email.  Your home will also be sent out on IDX for all home owners looking for a home similar to yours. 

Will you help me to discover the reasons to sell or not sell my home at this time?

I am here to serve your best interest.  You will describe your reasons for selling and the goal you have once your home is sold.  It will need to make sense to you to list your home at this time.  I will ask you questions to determine if selling now is in your best interest.  My goal is to do what is best for you and your family! 

How will I get all of the required paperwork done, home inspection, appraisal & closing on time?

My job is to promote your home while protecting your best interest.  I will make sure that all time limits in the contract are adhered to and keep you informed as to the time line and when each item needs to be addressed.  You will be able to live your life knowing that your Realtor is handling the sale of your home! 

How will I know the best price to list my home?

We will meet and after you show me your home and all of the upgrades and top feature we will sit down to discuss strategy.  You will see the most current activity of homes in your community that match closest in size, age and location.  We will go over all of the active, pending and sold homes within the past 6 months.  We will also check closest those that have sold recently and the homes that your home will need to compete with.  At this time you will know the best price to list your home for, what to expext to sell your homr for and about how long it will take to close escrow.
